The Integration Model

An integrated platform with amplified impact

Modular development fails at scale because the three functions that must work in concert—design, procurement & manufacturing, and construction—are almost always operated by separate, uncoordinated companies. The Modular Group manages all three functions.

Development

Modular Development Partners

Real Estate Development Arm

MDP provides development management and services for The Modular Group’s real estate pipeline — supporting projects that provide captive production demand for the MMP factory network. The active pipeline includes Rancho Los Lagos (800+ SFH units, 2 miles from the Brawley factory), Del Rio Hotel (111 keys), and 12 additional projects totaling 4,800+ units across Southern California and the Imperial Valley.

MDP originates demand

The development arm identifies, entitles, and sponsors projects that are designed from the outset for modular production — providing the factory with committed order flow before groundbreaking. Rancho Los Lagos alone represents one full year of factory capacity.

Modular Manufacturing Partners

Factory Network & LGS Production

The “hub” of a planned network of LGS volumetric modular manufacturing facilities, located within 200 miles of Los Angeles and San Diego, and with direct access to Phoenix and Las Vegas. Operating at 4639 N. 8th Street, Brawley, CA — a 106,050 SF state-of-the-art industrial facility within five economic development designations. A redundant multi-factory network makes guaranteed turnkey delivery contractually feasible for the first time.

MMP delivers production

The factory network converts committed orders into finished LGS volumetric modules — with redundant multi-site capacity that makes guaranteed delivery contractually supportable. The ARCO-Murray alliance provides an additional open-market demand channel across 40+ U.S. markets.

PrefabSupply, Inc.

Group Purchasing Organization

The Group Purchasing Organization and supply chain subsidiary of MMP provides economies of scale and volume material pricing to every factory in the national network.  A strategic alliance partnership with WESCO International and direct supply agreements with others including Ferguson, Johns Manville, and Allside Windows deliver  COGS advantages unavailable to any standalone modular operator. The GPO structure enables a cost  advantage in every module produced.

PrefabSupply compresses costs

National GPO pricing on materials ensures that every module produced by every factory in the network benefits from volume-level procurement that no standalone operator can access. Lower COGS across the full production run directly improves factory economics and investor returns.

The Integration Model

Partners that deliver vertical integration through design and construction

Development, manufacturing, and procurement are performed “in-house” by The Modular Group companies, while extremely capable design and construction are performed by our strategic alliance partners:

01

Design is managed through our partnership with Rebel International a global architecture and engineering firm.  Their US affiliate, Rebel DFMA, brings deep expertise in “Design for Manufacturing and Assembly

02

Construction is managed through strategic alliances with construction firms including ARCO Murray Design-Build, a general contractor with annual revenue exceeding $6.5 Billion and over 40 offices across the USA.

The Integration Model

Brawley, California

The flagship MMP factory sits within five overlapping federal and state economic development designations — Foreign Trade Zone #257, Opportunity Zone, HUBZone, NADBank border region, and LMI geography — providing a capital stack advantage not replicable at any other available modular manufacturing site in Southern California. At $0.12/kWh IID power, it also operates at the lowest industrial energy rate in the state.

Brawley Factory — Capital Stack Designations

Five designations. One site.

FTZ #257

Foreign Trade Zone — customs duty deferral and reduction on imported LGS components and MEP supplies.

Opp. Zone

Opportunity Zone — capital gains deferral and permanent exclusion after 10-year hold for qualifying investors.

HUBZone

Historically Under-Utilized Business Zone — preferred bidder status for federal procurement contracts.

NADBank

North American Development Bank — border-region financing access for qualifying manufacturing operations.

LMI / CRA

Low-to-Moderate Income geography — CRA credit qualification, expanding the institutional investor pool to include regulated banks.
