MDP provides development management and services for The Modular Group’s real estate pipeline — supporting projects that provide captive production demand for the MMP factory network. The active pipeline includes Rancho Los Lagos (800+ SFH units, 2 miles from the Brawley factory), Del Rio Hotel (111 keys), and 12 additional projects totaling 4,800+ units across Southern California and the Imperial Valley.
MDP originates demand
The development arm identifies, entitles, and sponsors projects that are designed from the outset for modular production — providing the factory with committed order flow before groundbreaking. Rancho Los Lagos alone represents one full year of factory capacity.

The Group Purchasing Organization and supply chain subsidiary of MMP provides economies of scale and volume material pricing to every factory in the national network. A strategic alliance partnership with WESCO International and direct supply agreements with others including Ferguson, Johns Manville, and Allside Windows deliver COGS advantages unavailable to any standalone modular operator. The GPO structure enables a cost advantage in every module produced.
PrefabSupply compresses costs
National GPO pricing on materials ensures that every module produced by every factory in the network benefits from volume-level procurement that no standalone operator can access. Lower COGS across the full production run directly improves factory economics and investor returns.
